Asphalt Shingles:
Asphalt shingles are among the most common types of roof systems. Popular due to their cost-effectiveness and function, shingles come in many styles and colors. Fiberglass shingles have a glass fiber mat coated with asphalt that contains mineral fillers and a top coat of adhesive with embedded granules. These granules protect the shingles from the sun’s relentless UV rays and also provide excellent aesthetics. A newer design of fiberglass asphalt shingle, called architectural shingles, uses two distinct layers which are bonded together with asphalt sealant. Architectural shingles are heavier, and arguably more durable than traditional 3-tab shingle designs. Architectural shingles also give a more varied, contoured visual effect to a roof surface.

Shingle warranties vary from 30 to 50 years. Manufacturer’s recommend a semi-annual inspection to check for roof system issues with specific attention at roof penetrations where most deterioration occurs.

Tile Roofing:
Tile roofs are thought to be the most stylish and beautiful types of roofs. Tile products are available in many colors, shapes and textures. Tile is made of either concrete or clay. Tile is very resilient to the elements making it a great choice for a roof material. It is very low maintenance roof system with virtually no upkeep. Tile is rated to withstand 125 mph winds and when installed with care can stand the test of time.

Tile manufacturer’s warranties offer a wide variety of options, including up to 50 year and limited lifetime warranties. Although initially more expensive than other roof material alternatives, the durability and lifespan of the roof make tile a superb choice for a cost effective roof.

Metal Roofing:
Popular metal roofs come in three types of systems; 5-V Crimped, Standing Seam and Stone Coated Steel (Decra).
5-V Crimp is an older style metal roofing product but is now available in galvalume (coated galvanized steel). The fasteners are exposed and the 5-V Crimp gives the retro look of the Florida Cracker Style home. An improvement to the 5-V Crimp system is the standing seam metal roof, which is a striking metal look. Standing seam is available in galvalume or aluminum and comes in a variety of colors to suit any palette. The fasteners are hidden giving the standing seam a clean smooth look.
Stone coated steel roofing is relatively new to the market and has been well received on applications where a tile look is wanted but too heavy on the existing structure. Decra Roofing Systems come in an assortment of colors and shape styles ranging from shake to s-tile.

Modified Bitumen Roofing:
Modified bitumen roofing is commonly used on low slope (Pitch < 3) and flat roof systems. It can be installed with one or multiple layers dependant on the roof’s substrate material.
There are two types of modified systems, SBS (Styrene Butadiene Styrene) and APP (Atactic Polypropylene). SBS systems can be mopped, torched or cold process applied. APP membranes are torch applied.
The SBS modified system is ideal for the Florida climate because it allows expansion and contraction in our extreme temperatures. The APP system is more rigid and less desirable unless specified for a particular project.

SBS modified roofs typically last around 15 years and the manufacturer’s warranties reflect this roof’s lifespan.
